I was a satisfied HGV Max owner that… I was a satisfied HGV Max owner that went to a Diamond (which is owned by HGV) in Nov 2023, and got the sales pitch, bought into Diamond also and was told I could not get on their web site until after Jan 1, Could not get into it until Jan 15 and when I did it would not allow me to do anything. Called their 800 number and got HGV so they transferred me to Diamond claiming they can't do stuff on Diamond side. Phone conversation with the person on Diamond side was bad as he was rude and unwilling to help me. They have nice resorts but web site and service on phone is bad. Asked for supervisor to call back so will see what happens next.

Diamond Resorts under a Hilton Grand… Diamond Resorts under a Hilton Grand Vacation flag is engaging in misleading and manipulative practices that have cost our family thousands of dollars. We anticipate we are not alone in this regard. We wrote to the President of the company for relief and have been met with nothing but emails with “convenient” ways to pay for what we don’t want. A product that is grossly overpriced and misrepresented. The “Transitions program” requires that you pay for the privilege of being released from future payments by paying off the contract in full. Well, we say, roll it back to the original contract, and be grateful for what we paid. Their entire structure is built around if it’s not working you must need MORE POINTS. If it is working, then you need MORE POINTS. Each time we balked at spending more money, the sales agents would sweeten the deal. At one point we mentioned how we wanted to take our girls to Hawaii, which we were told was easily doable. We were told that this vacation would only cost us points and absolutely no money out of our pockets. Later, when we attempted to book this trip, we discovered that we had to pay out of pocket for the flights–we were told this wouldn’t happen and that our points would cover flights and rental car.  Since our trip to Hawaii, our youngest daughter–who had been battling an auto-immune disease–was also diagnosed with arthritis. This has put an immense financial and emotional strain on our family. We have repeatedly tried to contact Diamond to explain our hardship, but this has been impossible since the merger between Diamond and Hilton. Our family comes first, and we have been severely misled about the cost and benefits associated with our timeshare contract. This has become too much to bear for us and we are seeking a swift resolution in the form of our contract being terminated.

High maintenance annual fees High maintenance annual fees, difficult to make reservations, forced into 7 days and start that incurs higher cost of flying. Overbooked. Fee of $250 for transition out of contract, after losibg points that were paid for. Zero value after paying several thousand dollars. Bad investment@

Was in Vegas to get married and got… Was in Vegas to get married and got offered a free 3 day/2 night trip and $150 visa giftcard to travel their time share property all it cost us was $40. Two and half hours later and multiple no we are not interested we finally got a ride back to the casino they picked us up from. Our $150 gift card worked so we got a free dinner and entry into the secret garden and dolphin show at the Mirage. However, we we got home and went to look into the free trip, the brochure said we had to go Mon-Fri only, would be in an economy rated hotel and had to pay a $78 deposit, all the taxes, and any additional resort/hotel fees. Not to mention the certificate number could not be found to even verify or book the trip on the website stated. At least we got a free meal and a show. If you don't mind losing 2 - 3 hours of your time a few benefits are nice. Smooth scam, and they are persistent at every casino entry door.
