I sent 3 emails asking questions I sent 3 emails asking questions, initially, didn’t get answers on anything. This was Sunday, But on Monday, when everyone was in the office all my questions were answered, explained in detail how to proceed. I decided that process was more than I wanted to tackle. Response has been excellent.

Winning Bidder. Reserve Price Met. Oh Well I was the winning bidder. Reserve price was met. My bid was approved by the Seller. I sign the contract accepting the home in As-Is condition. I wire the earnest money deposit (EMD). Contingency in contract - seller has to approve BOTH the bid and the contract. Seller then declines contract. Why?.... It's their boiler-plate contract. So, sale is cancelled. Shady. But it gets shadier. Reps at ServiceLink say the seller pulled the home from the auction - "it's too damaged to sell." They knew the home's condition before auctioning it and it's an As-Is contract!! THEN ServiceLink immediately re-lists the home for auction. They told me it's in the process of being pulled. That was 5 days ago. The new auction starts in 3 hours. STAY AWAY from this outfit. I'm still waiting to get confirmation my EMD is being returned.

Hudson and Marshall are awesome Hudson and Marshall are awesome! I repeat Hudson and Marshall are Great!!!!! They are legit, helpful, and serious about selling their properties. I personally believe the negative reviews are bogus or inspired through lack of serious due diligence of entire online auction purchasing process. H&M are looking for serious offers on listed properties not silly little bids as if your on Ebay. I repeat H&M are legit and serious about selling properties. I love H&M plain and simple. I would buy from them again. I purchased a personal home for a tenth of it real value. I'm a real person stating this opinion.

Mandy was so helpful Mandy was so helpful! She asnswered all of my questions and also explained the nuances of buying property that's occupied. I wish more customer service reps took the time to actually share useful information. She's the best!
