GBSewage still pouring from 208 Long Land After more than 7 days since reporting, there is still sewage pouring into our car park from Lexadon’s property on 208 Long Lane. There is poo and toilet paper on the cars below. Not one but two broken sewage pipes are hanging off the side of the building pouring out waste. It has been reported several times and it is still not fixed. It is disgusting and Lexadon clearly do not care.

GBAvoid this company I would be very cautious about renting a Lexadon propriety. Of all the landlords, and property companies I have rented with, they are by far the worst, as well as the probably the most incompetent. The team that looks after tenants have almost no knowledge of tenancy and rental laws. They will often try to make requests that are not fitting with your rights as a tenant, so make sure you have read up on your rights as a tenant. From the day we moved in it was a nightmare. The flat was in a disgusting state, it had not been cleaned and we had to argue to get a cleaner in. They told us the walls would remain dirty as we had not specifically asked for them to be painted or cleaned. The heating did not work, and we had to wait two weeks to get it fixed. I had to spend the first weeks cleaning and fixing multiple issues in the flat as it was as noted that they would not be fixed due to us not mentioning the request on our offer letter. They will often claim that they have not received information/files/emails etc so make sure you keep a record of everything. They are rude and condescending in communication, and often claim things are “not their job”. They will make claims without doing any checks. We were threatened with a charge as we had “changed the locks”. We had not changed them, it was just nobody from the office could be bothered to actually check this claim, and we had to film ourselves using the keys. Accounts also had our move our date wrong so kept sending letters claiming “rent arrears” but they would not respond to our emails explaining we had moved out. Thankfully I spoke to Clare on the phone who resolved the issue immediately. The maintenance team are horrendous, you will need to continually chase them, it took 18 months to get some of our issues fixed (replacement blinds for example) You have to basically beg, and explain how it’s damaging their property before they will do anything. The workmen who come are really really helpful and will try to do the best for you, so that’s good. Over all a dreadful renting experience, please be very careful with this company.

GBRude staff, poor repairs - terrible company all round Rude, dismissive staff who rarely respond to emails in a timely manner or address the issues you raise. Frequently increase rent but extortionate amounts without justification. Repairs are shoddy and poorly done, flats are single glazed with minimal insulation. The worst

GBGreat experience ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ Great experience. ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ From start to finish. The viewing was hands down the best viewing I have been on. The knowledge, professionalism, information provided, quality of property and response times have been amazing. Referencing was easy and straight forward using rightmove referencing which was easy to use. We were kept updated during the whole process. The move in was smooth and we have started making some great friends with other tenants in the building. Any small maintenance issues have been dealt with super quickly by their in house maintenance team. Could not fault the experience. We are very happy to have found such a lovely property in such an awful period of the rental market. We had been to 20+ viewings and had been out bid and missed out on even viewing some properties due to how competitive the market is. Lexadon’s process was fair and straight forward.

GBDO NOT RENT - BIKE STOLEN FROM INSIDE PROPERTY DUE TO REFUSAL TO FIX FRONT DOOR After multiple requests to fix the front doors to our porch and flats which have been broken for a couple of months, Lexadon has failed their duty to do so. My flatmate and I have notified Lexadon and they should have repaired the door urgently in accordance with their duty as a landlord. My road-bike has been stolen as a consequence of the open doors with a saw through a D lock that was easily accessible to any passer by due to the broken door. This should have been treated as a matter of urgency and was ignored and the Door is STILL UNLOCKED. There has been limited communication after calls and emails and they have not yet checked the CCTV. This poor level of service and lack of care for the tenants possessions and safety has led me to write this review.
