GBStay away from Lexadon Lexadon have been the worst letting agent that I have ever encountered after my 9 years residency in London. We had one broken and constantly open window in our kitchen. All the windows in the living room were falling apart (literally glass falling off to the street/ inside the house). We reported the issues several times and they kept sending us an almost automatic response saying 'we are trying to get a quote from a contractor'. Two years later, nothing was done about it. Nevertheless, they proposed a 25% increase in rent, which was disproportionate to market rates and definitely to the state of the flat. Email communication from them is mostly rude and infantilising - they seem to imagine themselves as lecturing naughty children rather than trying to help paying adult customers.

GBShockingly poor service to tenants Shockingly poor service to tenants, including ignoring emails flagging issues, in particular relating to rotten windows that we were consistently advised need to be and would be replaced (14 months and counting since they sent out a contractor to take a look at them who advised that they are in great need of replacement). The contractor also helpfully told us that we were not the worst of the properties that they had seen re. window condition, so we can be quite sure that this is not just a unique problem to us! On the occasions they do respond, they insist that we go through their “Workflow” system, which allows for them to pick and choose what problems they want to solve and which ones they want to ignore (as occurred on a number of occasions). They then consistently rents above market rates, in spite of acknowledging that these issues have not been dealt with, because they can. They in fact so far as to tell us that they will be able to get more money if they put it on the market, so they are quite happy renting out terrible properties at exorbitantly high prices, cementing my reasonable opinion that Lexadon are the worst in the London rental market cesspit. Avoid at all costs until the rating starts going up.

GBMaintenance not good enough Maintenance come quickly for minor issues but major ones are entirely ignored. One window has been broken for years with no repair offered, and several others with broken panes have taken months to get fixed. Condition of windows which are not yet actually broken is still shockingly bad (rotten frames, single glazed, difficult to close, etc). Add this to rent increases well above market rates and we weren't very impressed.

GBDo not rent - Lexadon do not respond to maintenance… Lexadon do not respond to maintenance issues in a timely manner. We have had a broken door for +6 months, despite flagging that this is a safety issue. The maintenance team occasionally come, sometimes without warning, but are rarely equipped or aware of what issues they are resolving. We have raised some maintenance issues (broken blinds) for now +6 months.

GBGreat experience ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ Great experience. ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ From start to finish. The viewing was hands down the best viewing I have been on. The knowledge, professionalism, information provided, quality of property and response times have been amazing. Referencing was easy and straight forward using rightmove referencing which was easy to use. We were kept updated during the whole process. The move in was smooth and we have started making some great friends with other tenants in the building. Any small maintenance issues have been dealt with super quickly by their in house maintenance team. Could not fault the experience. We are very happy to have found such a lovely property in such an awful period of the rental market. We had been to 20+ viewings and had been out bid and missed out on even viewing some properties due to how competitive the market is. Lexadon’s process was fair and straight forward.
