Terrible Customer Service/Overcharging Fees I am a current tenant and scheduled to move out in a few days. I have been a ten ant for 3 consecutive years and have never missed a payment or was ever late until I tried to schedule auto pay. It did it on the 1st day of the month thinking it would be processed that same day. I was charged a late fee because they said it needed to be done a day earlier than the 1st day of the month. Although the auto pay was accepted the following month the payment was also not processed thus resulting in being charged more late fees. I started driving 40 miles to drop off my payment which I did for almost 5 months while I waited for return calls that were promised within 24-48 hours. I was being charged for Renter's Insurance while I had my own coverage. I sent copies of proof of insurance and yet I am still being charged. Just this past few days I made a payment inclusive of the late fees and as late as yesterday I see I still owe IH $62 which also include insurance. No one ever calls back. You can't speak directly to anyone. Perhaps the worst communication set up in history.

This company is a bunch of thieves!! This company is a bunch of thieves!!! My mom was trying to apply for a home, but couldn't get my brother verified. She tried and tried. She contacted the company that told her to just make another account for him, which she did several times, but each time was the same result. She called again to try and get it sorted out, and she was told that a manager from the company would contact her and help her. But nobody ever did. While waiting for someone to call or help with something, they just decided to cancel the application and take the $150 she had paid for her and the other two applicants. These people are just a bunch of thieves!!! Dishonest, lying thieves. Not to mention that it says that you're responsible for pest control when the California law states it is the responsibility of the home owner. They go about buying up all the houses, and then don't let you even finish the application, or help you to do so in any way!

Invitation Homes Agent Review In all of my years working with real estate related agents, I have never dealt with anyone as competent, compassionate and professional as Cristina Filippelli. She is by far Invitation's best asset and truth be told, I probably would not have been able to do business with them without her help. If you indeed lease from Invitation in the Jacksonville area, consider yourself exceptionally fortunate to have her as your advocate. Danny P

Stay away Stay away! Bad management and most likely fake reviews. Don't believe the positive reviews you see for these people. Google a few of the names of the reviews followed by "Invitation Homes". You will be surprised at the number of people that give 5 stars that have the same First name Last initial that WORK AT Invitation Homes. I am currently in a dispute with them for overcharging me over $350. Their response is to stonewall and ignore you. I am currently dealing with them through lawyers, so I will leave out details here. Some of the other issues: - It took me 5 months to get a tree that was visibly dead on my property removed. Over 15 maintenance requests that were denied. Each time with a new reason. We had a tree guy come out and he said, "I would not live in this house at the moment with this tree". Did they care? Nope. It took me countless requests and threats of legal action to get them to remove it. - Their maintenance is the WORST. It took 3 months to fix a dishwasher. - Maintenance broke my roof and never fixed it. - FEES! Oh my, the number of fees is just crazy. Whatever price they advertise, add $200 minimum on top of that a month. Invitation Homes is owned by Blackrock. Blackrock is the largest single-family homeowner in the United States. These people are the reason others can't afford a house. Do not support them. I have dealt with multiple people trying to solve this issue with no resolution. Real tenant with real review I am an actual tenant that can say it has been a great experience since I moved in my home. Anytime I have called them for any issue they are always right there I know everyone situation can be different but I live in Tennessee and they have been great to me and my family.Only minor issue I wish lights and water was in my name but that’s ok. Maybe in the future they will consider that but Thanks for everything you all have done for me and my family.
