904 chestnut lane! 904 chestnut lane! I moved in. I made the yard of way better yard than what it was which is very expensive like $10,000 nowadays but people play dumb to that. The roots were literally eating the pipes underneath the house and I stayed there. I made the best of it. I stuck it out. I paid my rent on time and then after living there for two years I moved out and it’s 45 days after the move out and I can’t get them to send me my deposit Manager called me last week and said they would FedEx it to me overnight. Samantha said that to me over the phone and they did nothing to get me my money. I would be evicted if I paid my rent like they paid back their deposits and what’s the penalty when they finally decided to give me my money when I waste my time and my gas money to go pick it up after a month and a half why can’t I get compensation back without having to go to court? It’s just sad they’re doing it because they know no one’s gonna do anything about it.

Invitation Homes Agent Review In all of my years working with real estate related agents, I have never dealt with anyone as competent, compassionate and professional as Cristina Filippelli. She is by far Invitation's best asset and truth be told, I probably would not have been able to do business with them without her help. If you indeed lease from Invitation in the Jacksonville area, consider yourself exceptionally fortunate to have her as your advocate. Danny P

Avoid Invitation Homes at ALL COSTS I honestly regret renting from this company. Our move-in date was delayed 3 times and when we finally moved in, the house was still a mess. The front and backyard have had virtually nothing done i.e overgrown plants and trees, weed covered lawn and rotting flowerbed borders. The paint is peeling off the outside wall but they refuse to paint it until the HOA complains. The AC only blew hot air (in FL). The overall condition of the inside is just poor i.e. old/broken fixtures or handles, dead batteries in all of the remotes (garage/ceiling fans). Did they even do anything after the previous tenant moved out? It is clear that Invitation puts as little money/effort as possible into their properties yet for some reason the rent keeps going up! On top of that you are forced into their SmartRent plan which includes a Ring doorbell and quarterly air filter deliveries. It tacks on more money to your rent even if you don't want it. They also force you into a Spectrum internet package but it costs more than if you just got a plan yourself. Do yourself a favor and avoid these properties.

Terrible Customer Service/Overcharging Fees I am a current tenant and scheduled to move out in a few days. I have been a ten ant for 3 consecutive years and have never missed a payment or was ever late until I tried to schedule auto pay. It did it on the 1st day of the month thinking it would be processed that same day. I was charged a late fee because they said it needed to be done a day earlier than the 1st day of the month. Although the auto pay was accepted the following month the payment was also not processed thus resulting in being charged more late fees. I started driving 40 miles to drop off my payment which I did for almost 5 months while I waited for return calls that were promised within 24-48 hours. I was being charged for Renter's Insurance while I had my own coverage. I sent copies of proof of insurance and yet I am still being charged. Just this past few days I made a payment inclusive of the late fees and as late as yesterday I see I still owe IH $62 which also include insurance. No one ever calls back. You can't speak directly to anyone. Perhaps the worst communication set up in history.

Scam artist The absolute, worst company you could ever imagine dealing with. None of the employees are helpful with the exception of the maintenance crew. They nickel and dime every single month your rent changes because of all of the many charges fees and surprises that they throw at you. They have poorly written letters that end up charging you money. If you don’t watch the fine print, never ever ever consider renting from invitation homes don’t do it by any means necessary. They are absolute scumbags.
